The honest status first: official floor plans have not been released; the tender was only awarded on 15 September 2026. What we can offer today is a reasoned estimate of the unit mix, and a guide to reading the real plans quickly when they land.

Where things stand

Eco World won this site on 15 September 2026 and is now in the design-and-approvals phase that typically runs twelve to eighteen months after a GLS award. Official floor plans, the stack chart and the price list will arrive together with the showflat preview: analysts estimate late 2027 to 2028, most likely the second half of 2028. Until then, treat every unit size you see anywhere on the internet, including this page, as an estimate. We will replace this page with the verified Lorong Puntong Condo plan set the day the developer publishes it.

The estimated unit mix

The maths constrains the menu. With a maximum gross floor area of 129,093 sqft and roughly 140 units, the arithmetic average works out to about 920 sqft per unit before common areas take their share, which points to a family-skewed range rather than a shoebox-heavy one. The location reinforces that reading: with Ai Tong School across the road and three SAP schools within two kilometres, the natural buyer pool is families planning around school years, so expect three- and four-bedroom layouts to dominate the stack chart, with a smaller run of two-bedders for investors and a handful of five-bedders at the top of the block.

How to read the real plans in ten minutes

When the official set arrives, four checks tell you most of what matters. First, look for dumbbell layouts: bedrooms at opposite ends of the unit, living space between them, which delete the corridor that silently eats 40–60 sqft in conventional plans. In a compact project this is the biggest efficiency marker there is. Second, find the household shelter: post-1997 units all have one, but a well-placed shelter doubles as a store room while a badly placed one maims the kitchen or a bedroom wall. Third, check the air-con ledge. Under the GFA harmonisation rules, ledges are counted on a common basis, so compare what you are actually paying for across launches on the same floor-area basis; see the caveat on our project details page.

Fourth, and most specific to this site, study stack orientation. West-facing stacks will take the afternoon sun off the Thomson landed estate; south- and east-facing stacks towards Sin Ming Avenue trade that heat for traffic hum and the view of the light-industrial roofs; inward stacks overlooking the pool and landscaping usually command the premium but give up the open aspect. None is universally best, but the price gaps between them will be real, and the stack chart is where a boutique project’s value is won or lost. Are the official floor plans available?

No. The tender was only awarded on 15 September 2026, and Eco World has not published approved plans. Official floor plans typically arrive with the showflat preview, which analysts estimate for late 2027–2028. Any sizes circulating before then are estimates.

What unit types are expected?

Based on the 129,093 sqft maximum GFA and roughly 140 units, analysts expect a 2–5 bedroom range: 2BR around 550–700 sqft, 3BR around 850–1,050 sqft, 4BR around 1,200–1,400 sqft and 5BR around 1,500–1,700 sqft, indicative estimates only.

What is a dumbbell layout, and why does it matter?

A dumbbell layout places bedrooms at opposite ends of the unit with the living and dining space in between, eliminating the corridor that wastes area in conventional layouts. In compact boutique projects it is the single biggest efficiency marker to look for.
