Eco World: the developer behind Lorong Puntong Condo
A Bursa Malaysia heavyweight making its Singapore debut at a record price. Here is the group’s actual track record, township by township, city by city, and an honest note on what a first local project means for buyers.
Who they are
Eco World Development Group Berhad is listed on the Main Market of Bursa Malaysia under the ticker ECOWLD. The listed vehicle was incorporated decades earlier under another name and was renamed Eco World in December 2013, the year the brand effectively began. Its executive chairman is Tan Sri Liew Kee Sin, who spent 1996 to 2014 as president and CEO of S P Setia, building it into one of Malaysia’s national developers, and who in 2012 fronted the Malaysian consortium that acquired London’s Battersea Power Station. Few property careers in the region carry that particular double.
The numbers behind the name: for financial year 2025, the group reported revenue of RM2.93 billion, profit after tax of RM445.3 million and sales of RM4.55 billion, against a landbank of roughly 4,365 acres across the Klang Valley, Iskandar Malaysia, Penang and Negeri Sembilan. It has been named a Top 10 Developer at The Edge Malaysia Property Excellence Awards every year since 2016, and has sat in the FTSE4Good Bursa Malaysia Index (the exchange’s sustainability benchmark) since 2020.
The Malaysian townships
Eco World’s home-market signature is the master-planned township: broad tree-lined streets, heavy landscaping budgets, clubhouse anchors and a house style that favours greenery over concrete. The flagship names (Eco Botanic in Iskandar Puteri, Eco Majestic and Eco Forest in Semenyih, Eco Grandeur in Puncak Alam, Eco Sanctuary in the Klang Valley, Eco Ardence in Setia Alam, Eco Horizon in Penang and the high-rise Eco Sky in Kuala Lumpur) collectively house tens of thousands of residents. If that landscape-first instinct survives the trip to a 46,103 sqft Bishan plot, buyers here stand to gain; boutique Singapore sites give landscaping far less room to work with, and how the group adapts is one of the more interesting questions of this launch.
London and Australia
The group’s international arm, EcoWorld International, in which the Malaysian parent holds roughly a 29% stake, built a serious London book through its joint venture with Ballymore: Embassy Gardens at Nine Elms, London City Island on the Leamouth Peninsula (now home to the English National Ballet), and Wardian London on the Isle of Dogs, alongside Kew Bridge and other west-London schemes. In Australia, it completed West Village in Parramatta, Sydney and Yarra One in South Yarra, Melbourne. These are dense, design-led urban projects, closer in character to what Lorong Puntong will demand than the landed townships are.

What a first Singapore project means
Be clear-eyed about the debut. The Lorong Puntong win on 15 September 2026 was Eco World’s first Singapore GLS tender victory, and it paid S$1,612 psf ppr, a record for the Rest of Central Region, 11.1% above the next bid. A debut at a record price carries two honest readings. The generous one: a well-capitalised group with a gallery office in Singapore since 2015 chose this site, against six local rivals, to plant its flag. The cautious one: record land costs leave thin room for error, and there is no completed Singapore project you can walk through to judge build quality, defects response or MCST handover.
What buyers should watch, then, are the proxies. Look at the finished quality of the London and Sydney projects: cabinetry tolerances, common-area materials, landscape maturity two years on. Watch which local architect, builder and project team Eco World appoints; strong Singapore consultants are how foreign developers de-risk a first project. And watch the showflat itself: a developer’s first market entry usually gets its best effort, because the next decade of local sales depends on it.
