The site at a glance

The tender closed on 15 September 2026 with seven bids. Eco World Development (S) Pte. Ltd. won at S$208,099,000, S$1,612 psf per plot ratio, a record land rate for a Rest of Central Region GLS site and 11.1% above the runner-up. It was Bishan’s first GLS residential plot since 2015, which explains much of the heat. The figures below combine what URA published with what analysts estimate; anything marked as an estimate remains subject to the developer’s official materials.

What ~140 units means in practice

Scale changes daily life more than most brochures admit. Jadescape, up the road on Shunfu, houses 1,206 units; Lorong Puntong Condo will have roughly one-ninth of that. The pool at 8 a.m., the barbecue pits on a public holiday, the lift lobby at school-run hour: all of it behaves differently when 140 households share the facilities instead of twelve hundred. Boutique scale also tends to mean a tighter resident community and, on resale, fewer competing listings in the same project at any one time.

There is a trade-off, and we will state it plainly: smaller projects carry higher per-unit maintenance costs, because the guardhouse, pool plant and landscaping bills are divided among fewer owners. Expect monthly contributions to sit above those of a mega-project. Whether the privacy is worth the premium is a personal call, but it should be a considered one, not a surprise at the first AGM.

Reading GPR 2.8 — and the harmonisation caveat

A gross plot ratio of 2.8 entitles the developer to build 2.8 times the site area, the 129,093 sqft of gross floor area in the table above. Spread evenly, that describes a mid-rise scheme; concentrated into one or two towers so the rest of the plot stays green, it could support considerably more height, subject to URA approval. Either way, the constraint matters: the total saleable area is capped, which is why the unit count works out to roughly 140 and no more.

One technical note for anyone comparing psf across new launches. Since the 2023 GFA harmonisation, agencies count floor area on a common basis: air-con ledges and certain voids are now treated consistently across URA, BCA, SLA and SCDF. Some of that harmonised area is not liveable space. When you compare a S$/sqft figure for this project against an older launch, check which floor-area basis each figure uses, or you may be comparing unlike with unlike. About 140 units, based on the site’s maximum gross floor area of 129,093 sqft. That makes it a boutique development; the exact count and mix are confirmed only when the developer publishes its approved plans.

It is a 99-year leasehold GLS site in District 20, Bishan. Neighbouring Artisan 8 is freehold; Thomson Impressions next door is also 99-year leasehold, from 2015.

When will it launch and reach TOP?

Nothing is confirmed by Eco World. Analyst estimates point to a preview in late 2027–2028, most likely the second half of 2028, and TOP around 2031–2032, after the Cross Island Line opens at Bright Hill in 2030.

What does GPR 2.8 mean for the building’s height?

GPR 2.8 means total buildable floor area is 2.8 times the 46,103 sqft plot: 129,093 sqft. Spread across the whole site that implies a mid-rise block; concentrated into towers, it could rise higher. Final height is subject to URA approval.
