Lorong Puntong vs Thomson Reserve: Two Launches, One Corridor

Within a year of each other, the Bright Hill stretch of Upper Thomson gets two very different answers to the same housing question. This is an honest attempt to compare them without picking a fight.

One corridor, two philosophies

Start with what the two projects share, because it is substantial. Both sit in the Bright Hill MRT catchment on the Thomson-East Coast Line, and both gain a Cross Island Line interchange when CRL Phase 1 opens in 2030. Both are within roughly a kilometre of Ai Tong School, a fact that will drive Primary 1 registration spreadsheets in both showflats. Both draw on the same estate: Shunfu Mart breakfasts, Sin Ming supper spots, Thomson Plaza one stop away, MacRitchie and Windsor Nature Park to the north.

Where they part company is scale, and scale changes almost everything else. Lorong Puntong Condo is a boutique by construction: a 46,103 sqft plot, about 140 homes, 99-year leasehold, won by Eco World at a record S$1,612 psf ppr in September 2026 with a launch estimated for late 2027 to 2028. Thomson Reserve, rising at Bright Hill Drive, is a different species entirely: some 1,268 units, opening with a VVIP preview on 17 October 2026, the kind of project that functions as a small town. Same postcode logic. Opposite ideas of home.

Scale changes daily life

A 1,268-unit project can justify things a 140-unit one cannot: multiple pools, full-sized tennis courts, function rooms, a gym you do not have to queue for, children’s facilities that amount to a private club. With that many homes, the unit mix runs wide: compact one-bedders through to large family formats, so buyers get genuine choice on layout, facing and floor. Maintenance fees spread across more than a thousand households also tend to be gentler per unit.

The boutique case rests on the mirror image of those facts. A hundred and forty households means the lift lobby is quiet, the pool is yours on a Tuesday evening, and the faces at the letterbox become familiar within a month. Resale supply will always be thin, which cuts two ways: owners hoping to sell face little internal competition, but buyers hunting a specific stack may wait years for one to appear. Neither is objectively better. They are different bets on what a home is for.

Timing separates them too. Thomson Reserve previews on 17 October 2026, which means real price lists, real units and a decision you can make this quarter. Lorong Puntong asks for patience: a launch estimated for late 2027 to 2028, on numbers that for now are analyst estimates. Buyers who need certainty soon have, in effect, already had this comparison made for them.

The price logic

Lorong Puntong’s land cost is public and record-setting: S$1,612 psf ppr, which on our base case implies a breakeven around S$2,724 psf and an indicative launch near S$3,000–3,100 psf, in line with analyst estimates. Thomson Reserve’s much larger land parcel transacted at a lower rate per square foot of plot ratio, which gives its developer more room on entry pricing; expect meaningfully lower per-square-foot figures, though a larger project also means larger total quantums on the bigger formats.

Read that carefully. A lower psf at Thomson Reserve does not make Lorong Puntong overpriced, and a record land rate does not make Thomson Reserve a bargain. Each project is priced off its own cost stack, its own scale and its own buyer. The only fair comparison is value against what you personally need. Which buyer each project suits

Choose Thomson Reserve if you want the full resort deck, a wide menu of unit types, earlier availability (it is already on the market) and the liquidity that comes with a deep resale pool. Young families who will use the facilities daily will extract the most from it.

Choose Lorong Puntong if low density is the point: you want Ai Tong School across the road, a quiet 140-home address, and you are prepared to wait for a launch that analysts put in late 2027 to 2028 and pay a record-anchored psf for it. Downsizers from the Thomson landed streets and Sin Ming upgraders will recognise themselves here.

Our position, stated plainly: these projects are not rivals so much as a sorting mechanism. They will each pull the buyer they were built for, and the Bright Hill corridor is large enough for both to be right.
